Terms and Conditions
Last updated: 8 September 2026
These terms cover work carried out by Ant’s Handyman Services, a sole trader business based in Cambridge. They apply from the moment you accept a quote or ask me to go ahead with a job. Nothing here takes away your legal rights as a consumer.
Quotes and estimates
- A quote is a fixed price for the work described in it.
- An estimate is my best judgement of the time and cost where the full extent of the job cannot be seen until I start.
- Quotes and estimates are valid for 30 days unless I say otherwise.
- If the work turns out to be different from what we agreed — hidden damage behind a panel, a fixing that will not hold, a part that is obsolete — I will stop and talk to you before doing anything that changes the price.
Booking and access
Please make sure I can get to the work when I arrive: access to the property and the room, somewhere to park where possible, and water and electricity where the job needs them. Someone aged 18 or over should be at the property, or you can make other access arrangements with me in advance. Please keep children and pets away from tools and work areas.
If I cannot get access at the agreed time and the job cannot go ahead, I may charge for the time set aside.
Prices and payment
How work is priced is set out on the services page and explained in full in my pricing guide. In short: the first hour includes local travel, time after that is billed in half-hour blocks, and there are half-day and full-day options for longer lists. Materials are charged at cost with no markup, and receipts are available on request.
Payment is due on the day the work is finished, unless we have agreed something different in writing beforehand. I accept bank transfer or cash.
For business customers, invoices not paid on time may carry statutory interest and reasonable recovery costs under the Late Payment of Commercial Debts (Interest) Act 1998.
Cancelling or rearranging
Plans change and I would always rather you told me. Please give as much notice as you can, and at least 24 hours where possible. For half-day and full-day bookings cancelled at short notice, I may charge for the time I have held for you and could not fill.
Because bookings are agreed at your home, by phone or online rather than at a business premises, you also have a legal right to cancel within 14 days of agreeing the work under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Two things follow from that:
- If you ask me to start the work inside that 14-day window and then cancel, you will need to pay for the work already carried out and any materials already bought for the job.
- If you ask me to carry out urgent repair or maintenance work, the 14-day cancellation right does not apply to that particular work.
To cancel, call or text 07396 842949 or use the contact form.
Work I do not take on
- Gas work. That has to be done by a Gas Safe registered engineer.
- Notifiable electrical work. That needs a Part P registered electrician. I carry out minor, non-notifiable jobs only.
- Anything involving asbestos.
- Structural alterations, and work that needs building control sign-off or scaffolding.
If a job turns out to need a specialist, I will tell you straight away and, where I can, point you to someone who does that work.
Materials you supply
I am happy to fit parts, fittings or flat-pack furniture that you have bought yourself. I cannot guarantee items I have not supplied, and if something turns out to be faulty, damaged or unsuitable for the job, the time spent is still chargeable. Where I can see a problem before starting, I will tell you.
Older properties and hidden problems
Plaster, tiles, fixings, pipework and cabling in older houses can be fragile, and what is behind a wall is not always obvious until it is opened up. I take reasonable care at all times, but I cannot be held responsible for pre-existing defects, or for damage that could not reasonably have been foreseen. If something looks risky, I will flag it before going ahead rather than press on and hope.
Standard of work
Work is carried out with reasonable care and skill, as required by the Consumer Rights Act 2015. If something I have fitted or repaired fails because of my workmanship, tell me as soon as you notice it and I will come back and put it right at no charge.
Parts and appliances carry the manufacturer’s own warranty. If one fails, I will help you make the claim.
Insurance
Public liability insurance is in place for work carried out in your home or business. A copy of the certificate is available on request.
Liability
Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited or excluded by law, and nothing affects your statutory rights as a consumer.
I am not responsible for pre-existing faults, for normal wear and tear, or for work carried out by anyone else. For business customers, my liability for any one job is limited to the price of that work.
Photographs
I take before and after photographs as a record of the work. I only use a photograph on the website or social media if you have agreed to it, and I will take it down if you change your mind. See the privacy policy for how your information is handled.
If something goes wrong
Tell me first — most things are quicker to sort out with a phone call than anything else. Call or text 07396 842949 or use the contact form, and I will get back to you within three working days.
Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute.
